Sealcoating
Sealcoating is a wearing surface, not a new driveway. It puts a dark, protective coat over sound asphalt so sun and water do not finish the cracks that freeze-thaw starts. A+ Paving & Landscaping sealcoats driveways and lots across the Eastern Panhandle. If the pavement is already breaking up, what you need is driveway paving or a parking lot repair, not a coat of sealer over a failed base.
When it is worth doing
The best time to seal is a dry stretch in late summer or early fall, as we explain in our winter driveway guide. You want warm air while the sealer cures, dry pavement, and no rain in the forecast until the coat has cured. A cool morning on a shaded hillside in Berkeley Springs is a different day from a sunny lot in Martinsburg, so the right day depends on your pavement. If the surface is still damp from clay weeping at the edges, it is worth waiting.
Cracks should be filled first. Open cracks let water into the base, and a skin of sealer over an open crack will not stop the next freeze. Our winter guide explains why that matters before the cold sets in. Sealcoating every few years keeps sound asphalt in good shape.
What the coat cannot fix
Sealcoating will not level a birdbath, hold a driveway that has no stone base, or stop an edge from crumbling where plow piles and ditch water sit all winter. Those are drainage and base problems. On a long Inwood lane, the whole length has to be clean and dry the same day, or the far end is still soft when evening dew arrives. On a Gerrardstown or Berkeley Springs slope, a heavy coat can track downhill if the pavement is damp. On a flat Shepherdstown lot, seal the surface only after water has somewhere to go. Standing water will silhouette every low spot the moment the coat wears.
Keep traffic off the fresh coat until it has fully cured. If you are in an HOA, check with them before you schedule, since some care about when a shared lane can be blocked and how it looks. If the work reaches the apron at a public road, check with the county as well.
Every town is a little different. See how we handle timing and drainage in Charles Town, Gerrardstown, and the rest of our service area. Call for an estimate and we will tell you straight whether your pavement should be sealed or rebuilt.
